1. FOUNDATION AND STRUCTURE
- The building shall solve its structure by means of a frame-work of reinforced concrete. Foundation shall be done with isolated and continuous concrete footings, according to the Geotechnical report recommendations.
2. ROOF
- The roof, flat and not passable, of the inverse kind, with a waterproof sheet duly set and sealed, according to laws in force, and with a finish of gravel.
3. FAÇADES
- Outside closures made of a concrete sheet in the outside, an insulating intermediate sheet according to laws in force and an inside sheet of bricks covered with plaster (Ladryeso).
- Coating of sand and cement, of the Cotegran or Monocapa mortar kind (to be determined by de architect and the owner), in tones matching with the location area.
4. INSIDE DIVISIONS
- Divisions for the apartments’ distribution made of bricks covered with plaster (Ladryeso), fine finish in ornamental covers, but for tiled areas and roofs.
- Division between apartments, exclusively, shall be carried out with a double wall of bricks covered with plaster (Ladryeso), to increase and improve acoustic insulation.
5. INSULATION
- Thermal and acoustic insulation shall be installed according to laws in force.
6. OUTSIDE CARPENTRY
- Outside carpentry with different systems of opening, according to the project, shall be of aluminium placed on metallic frame and it shall include double glass with an intermediate chamber, of the Climalit kind, thick enough to improve thermal insulation.
7. INSIDE CARPENTRY
- Inside carpentry shall be of veneered doors, varnished and with matching joints’ covers made of wood of beech as that of modular wardrobes
8. FLOORINGS.
- Floorings of tiles made of terrazzo of medium grain placed on a coat of mortar and matching skirting board in the inside of the apartments.
- Flooring of non-slip stoneware with matching skirting board in the outside covered terrace.
9. TILINGS AND COVERING OF CEILINGS
- Tiling of glazed tiles of stoneware up to the false ceiling in the bathroom and the kitchen, matching with the stucco work areas.
- False ceiling made of a sheet of plaster or detachable (as it may be suitable according to the installations), in the corridor, the kitchen and the bathroom.
10. PAINTING
- Ornamental elements and ceilings of the apartments, with plastic paint and varnish on wood, but for areas with a false ceiling that shall be treated as the false ceiling to be placed.
11. PLUMBING, SANITARY WARE AND TAPS
- Nets of cold and hot water made of polythene reticulated plumbing or of similar characteristics, independent stopcock in the bathroom and the kitchen that shall be placed on the false ceiling.
- Net of drainage of sewage and rain water made of P.V.C. plumbing and accessories.
- Shower plate, washbasin of half pedestal and suspended toilet in white colour and mixer taps in the bathroom, fully equipped for accessibility and among ware of top of the range.
- Sink of stainless steel with one sink and plate rack, mixed taps of quality in the kitchen.
12. AIR CONDITIONING
- Air conditioning installed through conduits; location of outside units is foreseen to be on the flat roof and that of inside units on the false ceiling of the corridor, giving cold and hot air, with special glass fibre conduits and aluminium grilles. Thermostat located in the living-room, to control temperature, regulation of speed of the fan of the inside unit and control of stop and start of the equipment.
13. ELECTRICITY
- Distribution built-in protected with a standard plastic tube, built-in mechanisms of the 75 Simon kind or similar.
- The electrical system of the apartment shall comply with the in force Regulation on low tension
- The apartments shall be equipped with those services provided for under Regulation on Telecommunications Infrastructures with a line of telephone and television the inlet of which is foreseen to be placed in the living-dining room and in the bedroom.
14. COMMON AREAS
- Flooring of terrazzo of micro grain on the steps and the high skirting board of the staircase, as well as in the general corridor.
15. SPECIAL EQUIPMENTS IN THE APARTMENTS
FLOORING: Fine Terrazzo of medium grain of high quality, 40x40cm.
INSIDE CARPENTRY: Doors made of beech with natural varnish, the entrance door shall be reinforced. Wardrobe in the bedroom lined in the inside and drawers.
OUTSIDE CARPENTRY: Lacquered aluminium in ivory colour, of Technalt kind, with electric roller blinds in the bedroom, Climalit kind glasses.
KITCHEN: Furniture of dark blue board with high and low cupboards. Work surface of the Silestone kind, induction plate, oven and fridge.
BATHROOM: Totally adapted. Top of range sanitary ware, built-in WC, non-slipping built-in shower. Walls tiled and Venetian plaster.
TERRACE: Non-slipping stoneware special for exteriors, 30x30cm. railing of aluminium, safety glass.
INSTALLATIONS: Climalit with heating pump, communal hot water, opening video control, safety alarm, system against fires, telephone, TV and Satellite, internet connexion, connexion to the residence office, emergency bells, automated opening of doors and access to apartments. Common lifts of top of the range for 6 people and all the Complex areas with no architectonical barriers.
